Net area 20.7 m² (22.5 − 1.8) × (1 + 10%) = 22.77 m² ÷ 0.18 m² per tile = 127 pcs. Adhesive: 20.7 m² × 4 kg/m² (8 mm notch) = 83 kg. Grout ≈ 0.5 kg/m² = 10.4 kg. The 10% reserve applies to tiles only (for trimming); adhesive and grout are by net area.
